Suites at Fall Creek, a Hilton Vacation Club

The resort and setting

Suites at Fall Creek is a Hilton Vacation Club property (formerly part of the Diamond Resorts collection) located at 1 Fall Creek Dr in Branson, Missouri. Google's own summary describes it as modest, casually run accommodation with kitchen facilities, plus mini-golf, a marina and two pools on site. With a 4.1-star rating from over 2,600 reviews, it's a well-established, no-frills base rather than a luxury resort — the kind of place suited to families who want self-catering suites and some easy on-site diversions between days out in Branson.

The area and things to do

Branson, in Taney County, Missouri, is known for its live music theatres, country and variety shows, and its lakeside setting on Table Rock Lake. The town has built a reputation over decades as a family entertainment destination, with theme parks, outlet shopping and golf courses scattered around the area. With its own marina on site, Suites at Fall Creek gives guests direct water access without needing to drive into town for every outing, while mini-golf and two pools keep things simple for a day spent closer to the suite. Branson's main strip, with its theatres and restaurants, is a short drive away.

Selling or renting a week here

If you own a week at Suites at Fall Creek and no longer use it, you can list it for resale or rent directly on BidMyTimeshare.com. As with every listing on the marketplace, you set your own asking price, buyers and renters contact you directly through the platform, and there's no commission — just a one-time listing fee to get your week in front of buyers.

Before you price your week, it's worth knowing what actually happens on the ownership side. According to Hilton Grand Vacations, which now manages former Diamond Resorts contracts, the transfer or resale fee for this type of contract isn't formally published, but owners on resale forums have reported paying around $250 per contract as of 2024. A right of first refusal was not found in the available club documentation, so there's no indication the brand would step in to match or override a private sale. Typical transfer processing time also isn't published, so it's worth asking for the current timeline when you start a transfer.

Buyers should also understand what they will and won't get. HGV's club rules state that resale buyers do not automatically become members of The Club, and HGV Max access is not available to secondary-market buyers. That doesn't stop a week from being usable — it simply means some of the brand's club-level perks and upgrade programmes won't carry over to a resale purchase. One thing that does carry over: this resort's weeks are affiliated with the RCI exchange network, which is worth factoring in if you plan to trade your week for stays elsewhere.

Anyone selling here should be upfront about these points in their listing — it helps serious buyers make a decision faster and avoids surprises later in the transfer process.

Practical notes

Renters and buyers researching Suites at Fall Creek are typically looking for a self-catering base with a kitchen, room to spread out, and easy access to the lake via the on-site marina, rather than a full-service luxury resort. The two pools and mini-golf are useful for days when you'd rather not head into town. Given Branson's seasonal entertainment calendar, availability and interest in weeks here can shift with the show season, so it's worth checking current travel dates against the resort's own calendar before listing or booking.
