The Resort and Its Setting

Las Brisas is a privately run, independent timeshare property in Yaiza, one of Lanzarote's southern municipalities. Its RCI affiliation means owners aren't restricted to repeat stays at Las Brisas itself — a week here can be deposited with RCI and exchanged for a stay at another affiliated resort elsewhere in the network. Being independent rather than part of a large hotel chain, Las Brisas has its own character and its own owners' association, which is the point of contact for anything to do with transfers, fees, or the resort's internal rules.

Yaiza and Southern Lanzarote

Yaiza sits in the quieter, more dramatic part of Lanzarote, within easy reach of some of the island's defining landscapes. Timanfaya National Park, about 25km away, is the island's volcanic centrepiece — a stark terrain of red and ochre cones where geothermal demonstrations and camel rides give a sense of the eruptions that shaped Lanzarote in the 1730s. Playa Blanca, roughly 15km away, is the area's main resort town, with a working harbour, a beachfront promenade, and ferry connections to Fuerteventura. Further along the coast, Las Coloradas and the Papagayo coves offer some of the island's best swimming and snorkelling, while Arrecife, the island capital around 35km away, gives a more authentic, everyday slice of Lanzarote life away from the tourist strip. UNESCO has designated the whole island a Biosphere Reserve, largely thanks to this mix of volcanic scenery and protected coastline.

Selling or Renting a Week Here

Owners who no longer use their Las Brisas week have two realistic options: a private resale or a one-off rental, both handled directly between owner and buyer on BidMyTimeshare.com. There's no commission on a sale — sellers set their own asking price and pay a single, one-time listing fee to advertise; interested buyers contact you directly through the platform rather than going through a broker.

Because Las Brisas is independently managed, any resale transfer goes through the resort's own owners' association rather than a branded points programme. Before agreeing a price with a buyer, sellers should have to hand — and buyers should ask for — the current transfer fee charged by the association, the resort's current annual maintenance fee, and whether the association holds any right of first refusal on a sale. These details aren't standardised across independent resorts, so it's worth confirming them in writing with Las Brisas' management before a deposit changes hands. A resale buyer typically takes on the deeded or contractual week itself, along with the obligation to pay future annual fees; they do not automatically inherit any outstanding owner benefits, RCI points balance, or exchange credits the seller may have banked — these should be checked and, where possible, used up or documented before the transfer completes.

Renters, meanwhile, are generally looking for straightforward things: confirmed week dates, what's included in the unit, and proximity to Playa Blanca's beaches and restaurants. A clear listing with accurate dates and honest photos tends to do better than one relying on vague claims.

Practical Notes for Owners and Buyers

Lanzarote Airport has frequent connections to mainland Spain and other European hubs, and the drive down to Yaiza generally takes under an hour. A hire car is genuinely useful here — public transport thins out once you're away from the main towns, and much of what makes southern Lanzarote worthwhile, from Timanfaya to the Papagayo coves, is easiest to reach independently. English is widely spoken in the tourist areas around Yaiza and Playa Blanca, and the euro is the local currency, so there's little friction for first-time buyers or renters unfamiliar with the island.
