Key terms explained

Timeshare

A property ownership arrangement where multiple buyers share the right to use a vacation property for a set period each year.

Deeded Ownership

A form of timeshare where you own a fraction of the property permanently, similar to real estate ownership.

Right-to-Use (RTU)

A timeshare arrangement giving you the right to use a property for a set number of years, after which the right returns to the developer.

Points-Based System

A flexible timeshare model where you hold points redeemable for stays at various resorts within a network.

Fixed Week

A timeshare arrangement where you have the same calendar week each year.

Floating Week

A timeshare arrangement where you can choose from a range of weeks each year, subject to availability.

Maintenance Fee

An annual fee charged by the resort to cover upkeep, management, and facilities. Paid by the owner regardless of whether they use the property.

RCI

Resort Condominiums International — the world's largest timeshare exchange network. Membership allows you to swap your week for a stay at other affiliated resorts.

Interval International (II)

A major timeshare exchange company similar to RCI, allowing members to swap their week for stays at affiliated resorts.

Timeshare Exit

The process of legally and officially giving up or selling a timeshare ownership.

Transfer Tax

Auction
