How to sell an Anfi del Mar timeshare

You can sell an Anfi week privately to a buyer of your choice. According to the independent Anfi owners' club, Anfi charges a €700 transfer fee, usually shared equally between buyer and seller, and Anfi's own resale page shows that privately bought weeks do not include Anfi Vacation Club membership, Club or RCI exchanges, or the rental programme. Anfi publishes no buy-back programme, and under the Club Gran Anfi rules it can buy a week itself within 15 days of being told about a sale.

What you are selling

Anfi's FAQ describes its timeshare as the right to use holiday accommodation for 50 years, which can be extended. Club Gran Anfi's rules define each week as a right in rem under Spanish timeshare law (Act 42/1998) that can be transferred by any legal means Spanish law allows, while Anfi Beach Club memberships are evidenced by membership certificates, with the property held by an independent trustee under a 1992 deed of trust.

Check whether your week is fixed or floating. The independent Anfi UK Members' Club reports that fixed Anfi weeks have a resale market but floating weeks are very difficult to sell, partly because Anfi does not let resale owners join Anfi Vacation Club.

What a private buyer receives

Anfi's resale page lists what a privately bought membership does not include: Anfi Vacation Club membership, Club or RCI week exchanges, the rental programme, saving weeks for a later year, booking or buying extra weeks, seasonal 2x1 offers, upgrades based on the value already paid and discounts on AVC services. Private resale owners are not eligible for Anfi's Owner Referral Programme either.

The buyer does receive the week itself. Anfi says it accepts no responsibility for resale purchases, payments or fraudulent paperwork, so buyers expect clear documents from the seller, and a well-documented listing sells more easily.

Your options

  • Sell privately. Advertise the week, agree the price and complete the transfer on the membership certificate. Anfi urges owners who are thinking of selling to contact its Customer Service Department first.
  • Ask whether Anfi will buy it back. The owners' club says Anfi has no general buy-back policy but occasionally buys back fixed weeks or weeks in highly desirable apartments, normally for a fraction of the original purchase price.
  • Give it back. The same owners' club says that if Anfi will not buy a week back, the only alternative to legal action may be to give the week back to Anfi for no payment.

Setting a realistic price

The European Consumer Centre Austria said in 2023 that reselling holiday rights in the Canary Islands is usually possible in theory but extremely difficult in practice. Price your week against similar resale listings, not against Anfi's sales prices, and remember that a private buyer does not receive the Anfi Vacation Club extras.

Winter weeks and fixed weeks in popular apartments attract the most interest. A fair price and a complete description of the club, apartment, week and fees make the difference.

How the sale works, step by step

  1. Check what you own

    Find your membership certificate and note the club (for example Club Gran Anfi or Anfi Beach Club), the apartment, whether the week is fixed or floating, and the annual maintenance fee.

  2. Pay everything that is due

    Club Gran Anfi's rules allow a sale only once the original purchase price has been paid in full, and no new certificate is issued while the seller has unpaid invoiced maintenance fees. Anfi Beach Club requires the seller's liabilities to be settled up to the date of transfer.

  3. Contact Anfi and advertise

    Ask Anfi's Customer Service Department about the current transfer process, then publish a listing with the club, apartment, week and your asking price. On BidMyTimeshare.com buyers contact you directly, and you decide which offer to accept.

  4. Notify Anfi of the sale

    Under the Club Gran Anfi rules you send Anfi Sales an authenticated notice with the rights, the price, the buyer's name and the payment terms. Anfi has 15 days to buy on those terms; if it does not, you may sell to that buyer on the same conditions within three months.

  5. Sign the transfer on the certificate

    For Club Gran Anfi, seller and buyer sign the Terms of Transfer printed on the back of the membership certificate, with their signatures verified by a notary. For Anfi Beach Club, both sign the Form of Surrender and Request for Transfer endorsed on the certificate.

  6. Return the certificate with the fee

    Send the signed certificate, any evidence of the transfer and the fee to Anfi so that a new certificate is issued to the buyer; Anfi Beach Club's constitution says within 28 days of receiving the paperwork and fee.

Avoid resale fraud

Anfi publishes real fraud cases on its resale page. A member paid a supposed sales agent €18,000 in 'administrative charges' for a promised €65,000 sale of three weeks and never heard from him again. Other owners were asked to pay about €3,240 for 'Land Registry' registration, to pay for forged town hall paperwork, or to pay upfront 'administration' fees of around €1,000 or more before a sale that never happened.

  • Anfi says it has no authorised resellers and never shares owners' details with third parties without consent; report callers who claim to work with Anfi to its customer services department.
  • Be wary of anyone who asks you to fly to southern Spain to sign a sale: Anfi describes owners who found the buyer gone and were offered a new timeshare instead.
  • Anfi warns that adverts offering Anfi weeks at bargain prices can falsely suggest that a resale week comes with all the benefits of full membership, and describes a buyer who paid an 'agent' for a week the real owner had never put up for sale.
