Timeshare transfer fees and resale rules by brand

When a timeshare changes hands on the resale market, the resort or developer usually charges a transfer fee, may have the right to buy the contract first (right of first refusal), and sometimes limits what a resale buyer receives. The figures below come from each brand's own owner pages where they exist, otherwise from licensed closing companies or clearly labelled owner reports.

USA brands

Disney Vacation Club transfer fee and resale rules

  • •Disney charges a $500 Contract Administration Fee on resale contracts signed on or after 1 January 2026.
  • •Disney has a right of first refusal: the resale contract must reach Disney at least 30 days before closing.
  • •Resale points at Disney's Riviera Resort (since 19 January 2019) can only be used at their home resort, and Membership Extras are for direct buyers only. Resale brokers list Villas at Disneyland Hotel and Cabins at Fort Wilderness with the same restriction.
  • •Resale trackers reported Disney buying back 3.7% to 15% of resale contracts in 2026, depending on the tracker.

Marriott Vacation Club transfer fee and resale rules

  • •According to a licensed resale broker, Marriott charges resale buyers of points $750 per 250 points (minimum $3,000), plus a $300 education fee for first-time owners and a $95 fee when it waives its right of first refusal.
  • •For legacy weeks in the US, RedWeek lists a $25 transfer fee plus a $95 right-of-first-refusal fee.
  • •Marriott's right of first refusal runs 15–30 days depending on the resort.
  • •Only points bought from Marriott count toward the Reserve and Pinnacle membership tiers, and resale legacy weeks cannot enrol in Abound or convert to Marriott Bonvoy points.
  • •Marriott does not publish these fees on an open page; the owner portal requires a login.

Hilton Grand Vacations transfer fee and resale rules

  • •HGV's fee schedule effective 1 January 2026, as posted by owners, lists a $736 activation fee for resale purchases, a $504 ownership change fee and a $102 estoppel fee. The 2025 figures were $715, $489 and $99.
  • •HGV's official club disclosure says transfers may be subject to a right of first refusal; brokers report 30 days.
  • •Resale buyers get limited Hilton Honors conversion, no automatic elevated Honors status, no Open Season benefits and no access to HGV Max.
  • •Brokers quote anywhere from 4–6 weeks to 60–120 days for a resale to close.

Diamond Resorts (now Hilton Grand Vacations), USA transfer fee and resale rules

  • •The official club rules state that resale buyers do not automatically receive membership in the Club, and HGV Max is not available to secondary-market buyers.
  • •HGV does not publish a transfer fee for these contracts. An owner reported $250 per contract in March 2024.

  • •Hyatt does not publish a resale transfer fee. RedWeek quotes $500 and a right of first refusal of up to 30 days, but its page appears to predate 2017; an owner reported about $600 for closing and transfer in May 2025.
  • •Owners who buy on the resale market cannot convert their ownership to World of Hyatt points.
  • •A resale broker puts transfers at 8–10 weeks.

  • •Owners report that points revert to a fixed deeded week when sold, except at South Beach, Lake Geneva and Gatlinburg/Smoky Mountain (reports from 2014 and 2020).

Vidanta (Mayan Palace, Grand Mayan) transfer fee and resale rules

  • •Vidanta does not publish a resale transfer fee. Owners report that the fee for a non-family transfer depends on when the contract was signed – from one year's maintenance fee on pre-2002 contracts up to ten times the annual fee on contracts from 2013 (2019 report).
  • •Owners report that newer 100-year certificates can only pass to immediate family or heirs, and that add-on benefits end on sale (2022 report).

Anfi (Anfi del Mar, Gran Canaria) transfer fee and resale rules

  • •According to an independent Anfi owners' club, Anfi has charged a €700 transfer fee since September 2011, usually shared equally by buyer and seller.
  • •Anfi's own resale page shows that memberships bought privately do not include Anfi Vacation Club membership, Club or RCI week exchanges, or the rental programme.

  • •Marriott does not publish a transfer fee for its European resorts. A Marbella resale broker charges buyers €390 per week, which is the broker's own fee, not Marriott's.
  • •Marbella Beach Resort, Playa Andaluza and Son Antem appear on a 2017 list of resorts where Marriott holds a 30-day right of first refusal; the broker puts transfers at 60–90 business days.

  • •Diamond's key information document lists £299 / €343.85 to transfer points to a new or existing member, £200 / €230 to transfer a week to a new owner and £75 / €86.25 for a family transfer, per certificate (March 2022).
  • •The 2026 governing documents allow transfers only to family, heirs, through an HGV-appointed regulated intermediary or at HGV's discretion, and state that resale-only points owners are not enrolled as Members in The Club.

Club La Costa transfer fee and resale rules

  • •Club La Costa's owner guide states that it does not offer or promote any resale service (2016).
  • •Club La Costa (UK) Plc entered administration in November 2020 and later liquidation, according to a law firm summarising the liquidators' January 2026 report. Owners should confirm the current transfer process directly with the club before agreeing a sale.

Exchange companies

RCI transfer fee and resale rules

  • •RCI charges a $98 USD / $142 CAD processing fee to transfer a membership in North America. The subscription is an asset separate from the timeshare: the seller may keep it or transfer it.
  • •For RCI Points, the new member also pays $134 in first-year dues, and the Platinum tier does not transfer. No European fee is published.

  • •Interval International requires resale buyers to confirm that they are the owner of record before applying for membership.
  • •An administrative fee to add a week is waived with a one-year renewal; the amount is not published.

Closing company costs in the US

  • •In the US, a closing or title company usually prepares the deed and transfer paperwork. LT Transfers lists $275–450 for document preparation plus postage and recording; the resort's own fee comes on top, and most transfers take 8–20 weeks.
  • •Timeshare Closing Services quotes each deal individually; third-party costs include recorder, resort transfer and title policy fees.
  • •Timeshare Users Group members considered a $2,812 closing bill for an HGV resale excessive and put a fair title fee at $300–500 (2024).

What the terms mean

Transfer fee
The charge the resort, developer or its management company makes for moving the ownership into the buyer's name. It is separate from any closing or title company cost, and the contract decides whether buyer or seller pays it.
Right of first refusal (ROFR)
The developer's right to buy the timeshare itself at the price and terms agreed with your buyer. The sale only goes ahead once the developer waives that right.
Resale restriction
Benefits that stay with direct purchases from the developer — for example elite status, some points programmes or booking perks. The underlying week or points normally transfer; the extras may not.

Before you sign: ask the resort for its current transfer fee and process in writing, check that maintenance fees are paid up to date, and never pay a large upfront fee to anyone who promises to sell or cancel your timeshare.
