How to sell a Club Wyndham timeshare

You can sell Club Wyndham points privately. The buyer receives the points and booking rights, but not VIP benefits, Club Pass, Wyndham Rewards conversion or PlusPartners, and Club Wyndham lists a $399 ownership change processing charge. If your loan is paid off and you would rather give the ownership back, Wyndham's own Certified Exit programme is free to ask about, although owners report that surrenders are not always accepted.

What you are selling

Club Wyndham owners hold points under a deeded or trust contract. Before you advertise, gather your contract or member number, a copy of the deed and your latest maintenance fee bill: Timeshare Broker Associates, one of Wyndham's featured resellers, asks sellers to confirm their ownership with exactly these documents.

Wyndham can send you an ownership certificate ([email protected], 800-251-8736), and Wyndham Financial Services can provide a copy of your purchase agreement (888-739-4016). A copy of a recorded deed comes from the recorder's office in the county where the resort is located. Owners report that a 'Vacation Ownership Interest Details' letter from Wyndham shows the contract's points and the points available in each use year (2023 report).

What a resale buyer receives

Wyndham states that resale points cannot be used for VIP benefits, Club Pass, Wyndham Rewards conversion or PlusPartners; the points and booking rights themselves transfer. The elevated Wyndham Rewards level that VIP owners and Club Pass members hold ends when you sell and does not pass to the buyer.

Be careful with points already in the account. Owners report that points deposited for later years have not reached buyers, that Wyndham's estoppel says the buyer's points depend on the seller's point availability at the time of transfer, and that current-year points on some contracts transferred in the second half of the year were removed from the seller's account without reaching the buyer (2023 reports). Do not promise current-year points unless Wyndham confirms them in writing.

Your options

  • Sell privately. Advertise the points, agree the price with a buyer and have a title company or title attorney prepare and record the new deed. The sale price is yours.
  • Use a featured reseller. Club Wyndham names Fidelity Real Estate and Timeshare Broker Associates as its featured resellers, and owners who still have a loan are pointed to them so that the loan can be paid off from the sale.
  • Ask about Certified Exit. Talking to a Certified Exit specialist on 855-312-9040 is free. Owners whose loan is paid in full may be offered a voluntary surrender, which returns the ownership to Wyndham without any payment to the owner. Wyndham estimated about 20 weeks in September 2026, and owners report that acceptances switch on and off.
  • Transfer it within the family. Through the same programme an ownership can be transferred to an immediate family member free of charge.

Setting a realistic price

Resale prices are set by what buyers pay today and are usually far below the developer price. Buyers value a Club Wyndham contract on what they receive: the points, the use year and the maintenance fee, not the VIP extras that stay behind. Compare similar listings and price for the market.

Keep paying the maintenance fees until you have written confirmation that the ownership is no longer in your name, as Wyndham's featured resale brokerage advises.

How the sale works, step by step

  1. Gather your ownership details

    Find your contract or member number, a copy of the deed, your latest maintenance fee bill, your annual points and use year, and check whether a loan remains on the contract.

  2. Call Wyndham Cares

    Club Wyndham tells owners who want to sell a deeded ownership to call Wyndham Cares on 866-434-9046 to find out which options are available to them.

  3. Advertise your points

    Publish a listing with the points, the use year, the maintenance fee and your asking price. On BidMyTimeshare.com buyers contact you directly, and you decide which offer to accept.

  4. Agree the sale in writing

    Put the price, who pays the $399 ownership change charge and the title costs, which points are included and the timetable into a sales contract signed by you and the buyer.

  5. Record the new deed

    Wyndham's Title Services does not update deeds itself: a title company or title attorney prepares the deed change and records it with the county where the resort is located. Wyndham's featured brokers say a licensed title company normally runs the closing, handles the funds and files the new title.

  6. Submit the transfer to Wyndham

    Upload the newly recorded deed with Wyndham's online 'WVR General – Complete Transfers' request, quoting the contract or member number. Non-deeded ownerships use the same online request, and Wyndham's instructions for them do not ask for a recorded deed.

Avoid resale and exit scams

The US Federal Trade Commission warns that resale scammers guarantee an easy sale or say they already have a buyer, then ask the owner to pay thousands of dollars upfront (September 2025). Club Wyndham says it will never ask owners to pay anything upfront for help exiting their ownership, and warns against callers who claim that an interested buyer is waiting.

  • Wyndham warns that once an owner retains a timeshare exit attorney, it is legally prohibited from working directly with that owner on a financial solution.
