How to sell a Diamond Resorts timeshare

Diamond Resorts is now part of Hilton Grand Vacations (HGV), and the rules depend on where your ownership sits. In the US, resale buyers of Diamond points do not automatically join The Club and cannot use HGV Max. In Europe, European Collection points can pass to family, be sold privately to an existing member, be sold through Diamond's appointed resale intermediaries, or be converted free of charge into weeks that any resale company can sell. HGV also accepts surrenders in exceptional circumstances and offers a paid relinquishment costing two years' management fees.

Diamond ownerships in the US

The official club rules state that resale buyers of Diamond points do not automatically receive membership in The Club, and HGV Max is not available to secondary-market buyers. HGV does not publish a transfer fee for these contracts; an owner reported $250 per contract in March 2024. HGV's January 2026 club documents also say the club operator has no obligation to help members resell, lease or rent their interest.

HGV's Transitions programme lists a separate line for legacy Diamond and The Club members, 877-374-2582, and [email protected]. Owners reported in December 2025 that the Transitions team handles legacy Diamond contracts.

European Collection points: the ways to sell

Diamond's key information for European Collection points members lists four ways out: a transfer to a spouse, sibling, child or parent; a private sale to an existing member with no unauthorised resale company involved; a sale through Diamond's appointed resale intermediaries; or converting the points into weeks, free of charge, which can then be sold through any resale company. The 2026 governing documents allow transfers only to family or heirs, through an HGV-appointed regulated intermediary or at HGV's discretion, and state that owners of resale-only points are not enrolled as Members in The Club.

The conversion route is the one that opens your ownership to any buyer. A points member who wants to use any resale company can first transfer the points to HGV's European founder member, which must offer at least three alternative weeks of equivalent points value, delivered free of encumbrances and with management charges paid. A sale covers all the points rights on a single points certificate.

Giving European Collection points back

Diamond may, at its discretion, accept a surrender in exceptional circumstances: the death of a member, bankruptcy or proven inability to afford the membership, either member being over 75, or medical problems that reduce travel or finances. In 2022 Diamond said that, apart from financial hardship, it would only consider waiving the current year's maintenance fees in such surrenders, with all earlier years paid in full. Hardship cases need evidence of income, outgoings, assets and liabilities verified by Citizens Advice, a solicitor or an accountant.

Members who do not qualify can use the discretionary Non-Qualified Relinquishment Option: give up some or all of their points by paying a fee equal to two years' management fees on those points. The request must be made in writing between 1 January and 1 September, the member must be up to date with fees, the fee must be paid by 1 November, and the points are removed 21 days after payment. It works only by whole points certificate, and any loan taken out to buy the points still has to be repaid. European Collection membership ends on 31 December 2054, when the collection is dissolved and any remaining property is distributed equally among the members.

Weeks at HGV-managed resorts in Europe

In 2025 HGV started selling fixed and floating weeks again at 16 European resorts, each with a 'Weeks Extra' points value, alongside European Collection points. Destination Xchange, the exchange programme for owners of weeks at Diamond- or HGV-managed European resorts, lets a deposited week be used for an exchange for five years from its arrival date and does not permit reservations made to sell or rent for profit.

Selling European Collection points, step by step

  1. Check what you own

    Find your points certificate or certificates and note the points, any loan and your management charges.

  2. Pay everything that is owed

    No points can be transferred until the purchase price and any purchase loan, with interest and charges, have been paid in full, and Diamond says all management charges must be paid before a transfer is started.

  3. Choose your route

    Decide whether you are transferring to family, selling to an existing member, using an appointed intermediary, or converting the points into weeks so that you can sell to any buyer.

  4. Convert points into weeks if needed

    Ask HGV's European founder member to take the points in exchange for a week of equivalent value; it must offer at least three alternatives, free of encumbrances and with management charges paid.

  5. Advertise and agree the sale

    Publish a listing with the resort, the week or points and your asking price. On BidMyTimeshare.com buyers contact you directly, and you decide which offer to accept. Put the price and costs in a written contract.

  6. Register the transfer

    Deliver a signed Transfer Agreement, the Points Certificate, evidence of title and the fee to the management company, which updates the records and issues a new certificate within 60 days. Unused points move with the points rights.

Avoid claims, exit and resale scams

HGV lists offers to buy or sell your timeshare, requests for upfront fees and offers to cancel contracts or eliminate fees among the signs of a scam. At its October 2025 AGM, HGV warned that companies claiming to work with its trustee or with Hilton were telling ex-members that their exit paperwork was incomplete and that Hilton would sue them for accrued fees, and that a 'Diamond Owners Support Group' is not connected to HGV.

  • Owners in Europe can email full details of any scam to [email protected].
  • HGV warns that letters confirming cancelled memberships, made to look as if they came from HGV, have been sent by claims and exit companies; confirm any exit directly with HGV.
  • In spring 2025 the European Collection board warned of fake guest certificates sold with supposed member rentals on social media, leaving guests with no reservation on arrival.
