How to sell a Hilton Grand Vacations timeshare

You can sell a Hilton Grand Vacations (HGV) ownership privately, but contact HGV Club first: a transfer may be subject to HGV's right of first refusal and may need an estoppel certificate. What you are selling

HGV owners hold ClubPoints backed by a deeded interest at a home resort. A licensed HGV resale broker tells sellers to gather the names on the deed, the annual ClubPoints, any banked ClubPoints, the home resort, the usage type (annual or every other year) and the annual maintenance fee.

If there is still a loan on the ownership, ask HGV's Portfolio Services team on 888-875-4494 how it will be paid off at closing. A broker also says that past-due maintenance fees must be brought current before an ownership can be listed.

What a resale buyer receives

Resale buyers get limited Hilton Honors conversion, no automatic elevated Honors status, no Open Season benefits and no access to HGV Max. ClubPoints bought from third-party resellers do not count toward HGV Elite status.

When you sell, your HGV club membership ends unless you still own another HGV timeshare, but you keep your Hilton Honors account; Honors privileges granted through HGV Max expire automatically. Existing reservations can be kept if the current maintenance fees are paid, but they cannot be changed after the ownership has transferred (HGV, 2020).

Your options

  • Sell privately. Advertise the ownership, agree the price with a buyer and close through a closing company, which handles the title transfer, HGV's estoppel and the recording of the deed. The sale price is yours.
  • List through HGV's resale department. HGV has offered to help owners list and told them to expect a commission of about 25% of the sale price (2020 document). Owners report that the department places ownerships on a list used by outside brokers at the owner's price, and one listing was an exclusive agreement with a partner brokerage (2025 reports).
  • Ask about HGV Transitions. HGV says the programme may offer eligible owners a way out, alongside payment plans, temporary forbearance and loan or ownership changes; contacts are 800-932-4482 for HGV owners, 877-374-2582 for legacy Diamond and The Club members, and [email protected]. Owners report that only ownerships paid in full are considered and that HGV Club owners are often referred to the resale department (January 2026). Owners had free surrenders taking about 90–120 days in 2023 and 2024, but reported requests for $4,200 and $2,500 in late 2025.
  • Get help with payments. HGV's Portfolio Services team handles payment plans, forbearance and loan modifications on 888-875-4494.

Price and timing

Resale prices are set by what buyers pay today and are usually far below HGV's direct price. A resale buyer also pays for the activation and closing costs and does not receive HGV Max, so price against similar listings rather than against what you paid.

Keep paying the maintenance fees until the resort confirms that the membership is out of your name, as a licensed HGV resale broker advises. Brokers quote anywhere from 4–6 weeks to 60–120 days for a resale to close.

How the sale works, step by step

  1. Gather your ownership details

    Note the names on the deed, the annual and banked ClubPoints, the home resort, the usage type and the annual maintenance fee, and check whether a loan remains.

  2. Contact HGV Club first

    HGV's club rules tell owners who plan to transfer title to contact the club first, because the transfer may be subject to HGV's right of first refusal and may need a resale acknowledgement form and/or an estoppel certificate, for a fee.

  3. Bring fees current and plan the loan payoff

    Pay any past-due maintenance fees before listing and agree with Portfolio Services how any loan is paid off from the sale proceeds at closing.

  4. Advertise your ownership

    After legal title has passed, HGV Club needs a copy of the newly recorded deed, where applicable, and payment of the transfer fee before it moves the membership to the buyer.

Avoid resale and exit scams

The US Federal Trade Commission warns that resale scammers guarantee an easy sale or say they already have a buyer, then ask the owner to pay thousands of dollars upfront (September 2025). HGV warns that fraudsters pose as companies offering to help owners exit, rent or sell, sometimes as law firms or government agencies, and says it never asks a third party, including partners such as RCI, to contact owners on its behalf.

  • HGV tells US residents to report timeshare fraud to the attorney general's office in their state.
