How to sell a Holiday Club Resorts week

A Holiday Club week is a share in a property company, so you sell it by transferring the share certificate. Holiday Club Resorts runs its own resale service for weeks in Finland originally bought through it; it says resale times average about six months to two years, and only buyers who purchase through that service receive Holiday Club's owner benefits. You can also sell privately. In Åre, Holiday Club Sweden is not taking weeks for resale, and a week cannot be sold while it is connected to RCI.

What you are selling

Holiday Club explains that buying a week means buying a share in an independent property company, evidenced by a share certificate, with each timeshare apartment divided into 51 weeks. Its week-share companies are mutual week-share companies that, for now, are not moving to the electronic apartment information system used by housing companies, so the paper share certificate remains the key document.

Many Holiday Club owners in Finland have joined RCI's Holiday Club Points membership, in which RCI sets each week's points value by season and destination. Holiday Club lists an RCI Points annual membership fee of €150. Resale rules for Holiday Club's Canary Islands resorts are only available to owners, so ask Holiday Club directly if you own there.

Holiday Club's own resale service

Holiday Club Resorts Oy runs a resale service, but only for holiday weeks in Finland that were originally bought through Holiday Club. It says about 3% of its owners' weeks are currently for sale through the service, with resale times averaging from about six months to about two years.

Buyers who purchase through the service receive all Holiday Club owner benefits and digital services, and sellers keep their owner benefits while the week is for sale. Owners who want to give up their week entirely are asked to contact Holiday Club resale at [email protected] or on the paid service number 0300 870 999 (weekdays 10–15).

Selling privately in Finland

Holiday Club recommends ordering an up-to-date property manager's certificate before selling or buying. Only the shareholder or an authorised party can order it; it is a paid service delivered in one to two weeks, or the next working day for an extra €30.

In a sale, you endorse the share certificate to the new owner, or, if Holiday Club holds the certificate in safekeeping, you can authorise Holiday Club to make the endorsement with a free-form power of attorney. Holiday Club can also draw up the transfer documents for a fee set in its owner service price list. Note that owner benefits do not pass to the buyer in a private sale or gift, only in sales made through Holiday Club.

Selling a week in Åre, Sweden

In Åre, share owners hold a part in a housing cooperative that can be freely transferred or sold. Holiday Club Sweden says it is currently not accepting more weeks for resale and refers owners to private sales, which use a standard contract naming the week or weeks, signed by all parties and sent to Holiday Club Sweden AB, Box 68, 837 23 Åre.

A week cannot be sold while it is connected to RCI, so you must first cancel the RCI membership by emailing [email protected], and any points left in the account are lost. The cancellation takes different lengths of time depending on the membership year and any borrowed points, and does not take effect until trips booked during the notice period have been taken. Buyers can use just the week or join RCI Points through Holiday Club for a SEK 5,000 connection fee.

A private sale in Finland, step by step

  1. Order the property manager's certificate

    Order an up-to-date certificate from Holiday Club (paid; one to two weeks, or the next working day for an extra €30) so that the buyer sees the fees and details of the share.

  2. Advertise your week

    Publish a listing with the resort, apartment, week and your asking price. On BidMyTimeshare.com buyers contact you directly, and you decide which offer to accept.

  3. Sign a deed of sale

    Put the price and terms in a deed of sale that shows all parties' contact details and personal identity or business ID numbers.

  4. Endorse the share certificate

    Endorse the share certificate to the buyer, or give Holiday Club a free-form power of attorney to do it if it holds the certificate in safekeeping.

  5. Send the documents to Holiday Club

    Holiday Club needs a copy of the signed deed of sale, copies of each transferred share certificate including the front page and the transfer pages, and a copy of any power of attorney used.

  6. Mind the deadline

    Send the ownership change notice and documents no later than the start of the month before the holiday week, so that Holiday Club can update the register and the maintenance-fee billing in time.

Avoid resale scams

Finland's Competition and Consumer Authority warns that there is no well-functioning secondary market for timeshares or holiday club memberships and that scammers take advantage of this. It says offers to sell an existing timeshare if the owner first buys a new one 'with better resale value' carry a high risk.
