The area and things to do

Royal Deeside has long been associated with the Scottish royal family, and Balmoral Castle is around 25 minutes away, making it an easy half-day visit. The region is well known for golf, with several Royal Deeside courses nearby, and for fishing on the River Dee, one of Scotland's classic salmon rivers. Walkers and hillwalkers have the Cairngorms National Park roughly 45 minutes from the lodges, while Aberdeen city centre is about an hour's drive away for shopping, restaurants and transport links. It's a destination suited to a slower-paced, outdoor-oriented stay rather than a beach holiday — think castles, glens and fresh air.

None of this stops a resale going through, but it does affect what the buyer should expect compared with a developer-direct purchase, so it's best to be upfront about it in your listing.

Brokers report that a Hilton Grand Vacations resale transfer can take anywhere from four to six weeks at the quicker end, up to 60–120 days in some cases, so sellers and buyers should both build in some patience once a deal is agreed.

Renters, meanwhile, are mainly looking at the practicalities: which weeks are available, how many people the lodge sleeps, and what's nearby — so a clear, specific listing (dates, unit size, any RCI exchange flexibility) will do most of the work for you.

Practical notes

Royal Deeside has a genuine peak season, so if you're listing a week for rental or sale, be clear about which part of the year it falls in — late spring through early autumn is when the weather and local activity (golf, fishing, hillwalking) are at their best, and demand for those weeks tends to be stronger. Shoulder-season and winter weeks can still appeal to buyers after a quieter Highland escape, particularly around Christmas and New Year.
